We calculate rent from the district’s yield on actual deals (shown in each district card) and show it in the calculator: gross a year and a month, net after the service charge, and in three years at the chosen indexation. The official benchmark is the DLD Smart Rental Index in the Dubai REST app; it also sets how much a landlord may raise the rent.
What the data says: Property Monitor (December 2025) describes the market moving “from acceleration to absorption” — a record 215K deals in 2025 and 167K units launched, prices flat (−0.17% in a month). Cushman & Wakefield Core for Q2 2026: prices −4%, rents −6% versus the previous quarter, another 32K units expected in H2 2026. So the base case in the calculator is 0% rent indexation, the cautious case −5% a year for two years, the optimistic one +3%. Yield and growth are not guaranteed.
